80% of the marketing is done when you decide on what price to list your home.
Sellers ask me all the time ....
Will you make a virtual tour of our home? Yes.
Do you take professional photos? Absolutely!
Do you hold Open Houses? We sure will!
Will my home be on all those web sites? Yep!
Then it's my turn ... the question every seller hates to hear and is never sure how to answer .....
So, Mr & Mrs Seller, are you ready to price you home at the Market Value determined by this valuation report?
An overpriced home: Minimizes offers, Lowers Showings, Limits Qualified Buyers, Nets Less for seller, can cause appraisal problems and Slows the Selling Process.
A properly priced home: Gets more showings, is more competitive in buyers minds, receives more offers, get higher offers, sells faster.
Bottom line: Your Realtor can take professional photos, make a virtual tour, place in mls, hold open houses every weekend, send out flyer's, postcards and call his entire sphere.
But if the home is over-priced all the marketing in the world won't sell it!
