Who pays what at a typical Port St Lucie real estate closing?


A major question in every escrow is who pays what varies by county ordinances and standard practices? What follows is a general guide to this information for Port St Lucie and St Lucie County. Please note that these are “customary” practices and all fees charged are governed by terms of the sales contract and other written escrow instructions. Note: on some FHA, VA or other government-backed loans, the buyer will pay some fees that governmental regulations will not allow you to pay. 

• Real estate commission & Transaction Fee

• Document transfer tax ($.70 per $100 of sales price)

• Notary fees

• Property tax proration (to date of acquisition)

• Special delivery/courier fees, if required

• Document preparation fees

• Document recording charges

• Homeowner’s association statement fee and prorated dues

• Home warranty (according to contract)

• Work/repairs required (according to contract)

• Liens of record against the property or seller (loans, taxes, ext)

• Special Assessments (in some cases can be negotiated and assumed by the buyer)

• Title insurance policy (negotiated in contract)

• Escrow fees

• Notary fees

• Property tax proration (from acquisition date)

• Special delivery/courier fees, if required

• Document preparation fees

• Document recording charges

• Homeowner’s association transfer fee and prorated dues

• Home warranty (according to contract)

• Other proration’s (rents, insurance etc.) if applicable

*** Finally, some buyers will ask the seller in the contract to pay either all or a portion of their closing costs - this amount would be negotiated and the amount acknowledged in the sale and purchase agreement.
